Richard J. Drzewiecki, MAI, CPE

Richard Drzewiecki, MAI, CPE, is the president and founder of Appraisal & Marketing Associates. The firm began in 1982 when Mr. Drzewiecki signed his first governmental contract for commercial and industrial real estate maintenance programs. A native of Central Pennsylvania, Mr. Drzewiecki has spent decades researching and working in the Central Pennsylvania real estate market.

Mr. Drzewiecki graduated from Bloomsburg University with a Bachelor of Science in Business Administration. He began his professional career at the age of sixteen working on the reassessment of McKean County in Smethport, Pennsylvania. Since then, he has spent his career furthering his goal to provide real estate appraisal services throughout Central Pennsylvania.

Mr. Drzewiecki has performed a variety of appraisal assignments. For over 20 years, he served as a consultant to local governments in maintaining commercial and industrial valuations for property tax purposes. He has performed valuations of industrial and manufacturing facilities ranging in size from small one-man shops to facilities in excess of one million square feet. Commercial property types include shopping centers, hotels, hospitals, nursing homes and other continuing care facilities, power plants, and numerous other specialized properties.

Consulting services performed by Mr. Drzewiecki also include contracted real estate brokerage for properties in the $1,000,000 to $10,000,000 price range. Mr. Drzewiecki has been called on as an expert witness in litigation before numerous judicial bodies. He has testified before zoning hearing boards, tax appeal boards, boards of view in condemnation proceedings, and before the Court of Common Pleas. He has also served on litigation teams for trials at the Commonwealth Court level. Additionally, Mr. Drzewiecki has taught courses in damage assessment and hotel valuation and assessment procedures at the local and state level.

Ryan M. Drzewiecki

Ryan Drzewiecki is a Certified General Real Estate Appraiser who has been with Appraisal & Marketing Associates since 2010. He is a 2010 graduate of Shippensburg University with a Bachelor of Science in Business Administration in Entrepreneurship.

Ryan began his career in real estate at Appraisal & Marketing Associates. As a third-generation real estate appraiser, he has completed appraisals of numerous property types including multifamily residential properties, subdivisions, medical offices, hotels, industrial facilities, large land tracts, and large retail facilities throughout the Commonwealth of Pennsylvania. He began as a trainee by collecting data and inspecting over 1,000 properties in the northern tier of Pennsylvania to study the impacts of powerline and pipeline easements. This study was followed by developing damages for a federal acquisition of hundreds of properties for a pipeline spanning from Potter County to Pike County.

He has since focused his appraisal career on eminent domain proceedings, including right of way easements and avigation easements. He has also focused on tax assessment litigation for a variety of property types including subsidized housing, hotels, golf courses, and retail facilities. Ryan has prepared appraisals for all levels of legal proceedings, as well as lending institutions, to help solve complex issues.

Ryan C. Boyer

Ryan Boyer is a Pennsylvania Certified Residential Appraiser who has been with Appraisal and Marketing Associates since 2016. He is a 2011 graduate of Shippensburg University, where he earned a Bachelor of Science Degree in Environmental Science.
Ryan conducts appraisals of residential properties located in Northumberland, Montour, Union, and Snyder counties and the surrounding areas. He performs appraisals for banks, attorneys, private parties, and other lending institutions.

Denise E. Michaels

Denise Michaels has been a Pennsylvania Certified General Real Estate Appraiser for 18 years. She graduated from York College of Pennsylvania with a Bachelor of Science degree in Management. During her 21 years of employment with Appraisal & Marketing Associates, she has completed appraisals in almost every facet of the industry including industrial plants and storage facilities, medical and commercial offices, subsidized housing complexes, student rentals, subdivisions, retail, land acquisitions, and personal residences. Denise currently specializes in large home appraisals and litigated residential valuations.

Dean S. LaCrosse

Dean has over 30 years of career real estate experience. Beginning in 1998 as a salesperson, Dean progressed to a career as a real estate appraiser in 1991. He worked as a residential appraiser through 1992. For more than 25 years, Dean has focused on the appraisal of various types of commercial and industrial real estate, obtaining his license as a PA Certified General Appraiser in February 1995. At the current stage of his career, he annually prepares over 120 narrative reports with cumulative appraised values in excess of $100 million. Dean completes appraisals in various sectors of the market with a focus on medical and professional offices, self-storage facilities, campgrounds, multi-family housing, retail properties (from local retail properties to big box properties), and industrial real estate. He has completed assignments in 26 of the 67 Pennsylvania counties as well as assignments in Maryland and Virginia. In addition to holding a General Certified Appraisal license, Dean holds an Associate Brokers License in Pennsylvania.

Anne Marie Sands

Anne Marie Sands is a Certified General Real Estate Appraiser who has been with Appraisal & Marketing Associates since 2003. She is a 1990 graduate of the Pennsylvania State University with a Bachelor of Science Degree in Business Management and a minor in Animal Science.

Prior to joining the company, Anne spent eight years in the banking industry working in various areas including consumer, commercial, and agricultural lending. Since joining Appraisal & Marketing Associates, Anne Marie’s career has focused on agricultural and land appraisals. She has completed appraisals of numerous property types including dairies, stables, concentrated animal operations (including veal, poultry, and swine operations), general farms, vacant land tracts, and lifestyle farms. Additionally, she has worked on appraisals of other types of residential and commercial properties, from single family residential properties to industrial facilities.

Anne Marie has lived in Central Pennsylvania since 1992 and has always maintained roots in the agricultural community. She grew up with horses while raising and showing Hereford cattle on the local, state, and national level. Anne Marie, her husband, Barry, and their two sons currently live in Centre Hall.

Anastasia L. Wright

Stacy Wright is a Pennsylvania certified residential appraiser. She has over 25 years with the company and has been certified since 1999. Stacy provides appraisal reports of residential property throughout Northumberland, Union, Montour, Snyder and Columbia Counties. Her extensive experience allows clients to be assured of thorough and complete appraisals of residential real estate. Stacy provides a significant number of residential reports to banks and lending institutions is aware of the need for timeliness and report consistency. Her education and experience help to assure continued compliance with existing appraisal regulations.
