Richard Drzewiecki, MAI, CPE

President

Richard Drzewiecki, MAI, CPE, is the president and founder of Appraisal & Marketing Associates. The firm began in 1982 when Mr. Drzewiecki signed his first governmental contract for commercial and industrial real estate maintenance programs. A native of Central Pennsylvania, Mr. Drzewiecki has spent decades researching and working in the Central Pennsylvania real estate market. Mr. Drzewiecki graduated from Bloomsburg University with a Bachelor of Science in Business Administration. He began his professional career at the age of sixteen working on the reassessment of McKean County in Smethport, Pennsylvania. Since then, he has spent his career furthering his goal to provide real estate appraisal services throughout Central Pennsylvania. Mr. Drzewiecki has performed a variety of appraisal assignments. For over 20 years, he served as a consultant to local governments in maintaining commercial and industrial valuations for property tax purposes. He has performed valuations of industrial and manufacturing facilities ranging in size from small one-man shops to facilities in excess of one million square feet. Commercial property types include shopping centers, hotels, hospitals, nursing homes and other continuing care facilities, power plants, and numerous other specialized properties. Consulting services performed by Mr. Drzewiecki also include contracted real estate brokerage for properties in the $1,000,000 to $10,000,000 price range. Mr. Drzewiecki has been called on as an expert witness in litigation before numerous judicial bodies. He has testified before zoning hearing boards, tax appeal boards, boards of view in condemnation proceedings, and before the Court of Common Pleas. He has also served on litigation teams for trials at the Commonwealth Court level. Additionally, Mr. Drzewiecki has taught courses in damage assessment and hotel valuation and assessment procedures at the local and state level.

Ryan M. Drzewiecki

Certified General Appraiser

Ryan Drzewiecki is a Pennsylvania Certified General Real Estate Appraiser with Appraisal & Marketing Associates, where he has practiced since 2010. A third‑generation real estate appraiser, Ryan focuses his practice on real estate tax assessment and appeal work and eminent domain valuations, serving attorneys, public entities, and financial institutions throughout the Commonwealth of Pennsylvania. Ryan is a 2010 graduate of Shippensburg University, where he earned a Bachelor of Science in Business Administration with a concentration in Entrepreneurship. He began his appraisal career at Appraisal & Marketing Associates as a trainee, where he developed a strong foundation in data collection, market analysis, and property inspection. Early in his career, Ryan inspected and analyzed over 1,000 properties across northern Pennsylvania as part of multi‑county studies evaluating the impacts of powerline and pipeline easements. This work supported a large‑scale federal pipeline acquisition involving hundreds of properties spanning from Potter County to Pike County. Ryan’s current practice is primarily focused on tax assessment appeals and condemnation matters, including right‑of‑way acquisitions, partial takings, and avigation easements. He has developed significant expertise in the valuation of shopping centers, big‑box retail properties, grocery stores, apartment complexes, subsidized housing, and multi‑property portfolios, many of which involve complex income analysis, highest and best use considerations, and litigation support. Ryan regularly works on behalf of attorneys representing property owners, taxing authorities, and public agencies in tax appeals and eminent domain proceedings. His assignments often involve preparation of court‑ready appraisal reports, trial preparation, and valuation consulting for contested matters. Ryan has testified before local Boards of Assessment Appeals and has served as an expert witness and litigation support appraiser in real estate tax appeal matters heard at the Court of Common Pleas level. In addition to litigation work, Ryan provides appraisal services for banks and lending institutions, including financing, refinancing, portfolio review, and risk analysis for institutional‑grade assets. Over the course of his career, Ryan has completed hundreds of appraisal assignments encompassing a wide range of commercial, industrial, residential, agricultural, and special‑purpose property types. In recent years, his appraisal work has represented hundreds of millions of dollars in real estate value, reflecting both the scale and complexity of the properties he routinely evaluates. Ryan is known for delivering clear, well‑supported, and defensible appraisal reports that meet the needs of attorneys, lenders, and decision‑makers in high‑stakes valuation matters. His experience includes retail centers, malls, single‑tenant net lease properties, multifamily housing, hospitality properties, medical offices, industrial facilities, large land tracts, and portfolio assignments where accuracy, credibility, and regulatory compliance are essential.

Ryan C. Boyer

Certified Residential Appraiser

Ryan Boyer is a Pennsylvania Certified Residential Appraiser who has been with Appraisal and Marketing Associates since 2016. He is a 2011 graduate of Shippensburg University, where he earned a Bachelor of Science Degree in Environmental Science. Ryan conducts appraisals of residential properties located in Northumberland, Montour, Union, and Snyder counties and the surrounding areas. He performs appraisals for banks, attorneys, private parties, and other lending institutions.

Dean S. LaCrosse

Certified General Appraiser

Dean S. LaCrosse is a Pennsylvania Certified General Appraiser and Associate Broker with more than three decades of valuation and real estate experience. His career began in 1988 as a licensed Realtor, progressing to Associate Broker status before entering the appraisal profession in 1991. Dean has completed thousands of commercial and industrial appraisals across Pennsylvania, earning a long‑standing reputation for rigorous analysis, clear narrative reporting, and USPAP‑compliant methodology. Dean began appraising commercial and industrial real estate in the mid‑1990s after working in the residential sector for several years. Over the past twenty years, he has prepared an average of more than 135 appraisal reports annually. In the last decade alone, he has completed approximately 1,250 appraisals, representing well over $1 billion in cumulative real estate value. His work supports a wide range of purposes, including lending, private negotiations, condemnation matters, and regularly preparing appraisals for disputes and litigation, supporting attorneys, property owners, and government entities in tax assessment appeals, bankruptcy actions, divorce matters, condemnation proceedings and other legal matters. As market demand has shifted, so has Dean’s focus. While he continues to appraise nearly all major property types, post‑COVID demand has been especially strong in industrial facilities, self‑storage properties, mobile home parks, campgrounds, both small‑scale and large‑scale multifamily residential assets and mixed-use properties. He also maintains extensive experience in retail properties, offices, various type of medical facilities, and other various special‑use commercial real estate. Dean is also an approved appraiser for the Pennsylvania Department of Transportation (PennDOT). This signifies that he meets PennDOT’s strict qualification standards for right‑of‑way valuation, partial and full acquisitions, easements, and eminent domain assignments. Approved appraisers must demonstrate advanced competency, experience with condemnation‑related appraisal methodology, and the ability to produce defensible reports that withstand legal and administrative review. He has appeared in federal bankruptcy court and before county boards throughout Pennsylvania, providing expert testimony in various types of litigation. His clients include lending institutions, attorneys, municipalities, school districts, private investors, and property owners. His geographic coverage area is broad, encompassing much of eastern Pennsylvania with a particular focus on central and northeastern regions, with assignment locations varying based on the size, scope, and complexity of the property. Dean holds Pennsylvania certifications GA‑1362‑L (Certified General Appraiser) and AB‑050397‑L (Associate Broker). He is a member of the Appraisal Institute, a long‑time member of the Central Susquehanna Valley Board of Realtors, the Pennsylvania Association of Realtors, the National Association of Realtors, and the Appraisal Institute. His professional education continues annually and includes extensive coursework in appraisal theory, income capitalization, narrative report writing, tax assessment, and the Uniform Standards of Professional Appraisal Practice.

Heather Price

Certified Residential Appraiser

Heather Price is a Certified Residential Appraiser with a passion for delivering accurate and reliable real estate appraisals. She joined the Appraisal and Marketing team in 2022 after completing her educational requirements at Luzerne Community College. With a keen eye for detail and a deep understanding of the local real estate market, Heather provides comprehensive appraisal services across Juniata, Perry, Mifflin, Snyder, Northumberland, and Union counties. Her expertise ensures that clients receive precise and well-supported appraisals for a variety of needs, including mortgage lending, refinancing, estate planning, and property sales. Dedicated to professionalism and integrity, Heather stays up to date with industry trends and market fluctuations, helping homeowners, lenders, and real estate professionals make informed decisions. Heather is a native of the Central Susquehanna Valley and currently resides in Juniata County. Her geographic competency is within the Susquehanna and Juniata Valleys. Heather’s service areas include Snyder, Juniata, Mifflin, Perry, Northumberland, Union, and portions of upper Dauphin County.

Denise E. Michaels

Certified General Appraiser

Denise Michaels has been a Pennsylvania Certified General Real Estate Appraiser for over 25 years. She is a graduate of York College of Pennsylvania, where she earned a Bachelor of Science degree in Business Management. Over the course of her 28-year tenure with Appraisal & Marketing Associates, Denise has completed appraisals across nearly every segment of the real estate industry, including industrial facilities, medical and commercial offices, subsidized housing complexes, student housing, subdivisions, retail properties, land acquisitions, and single-family residences. She currently specializes in the appraisal of large residential properties and litigated residential valuations.

Anne Marie Sands

Certified General Appraiser

Anne Marie Sands is a Certified General Real Estate Appraiser who has been with Appraisal & Marketing Associates, Inc. since 2003. She is a 1990 graduate of the Pennsylvania State University with a Bachelor of Science Degree in Business Management and a minor in Animal Science. Prior to joining the company, Anne spent eight years in the banking industry working in various areas including consumer, commercial, and agricultural lending. Since joining Appraisal and Marketing Associates, Inc., Anne Marie’s career has focused on residential, agricultural and land appraisals. She has completed appraisals of numerous property types including single family residential, multi-unit residential, luxury homes, new construction and farms. Additionally, she has worked on appraisals of other types of residential and commercial properties from single family residential properties to industrial facilities. Reports are prepared for a variety of uses including mortgage lending purposes, collateral estimation, estate planning, estate settlement and all levels of legal proceedings including county tax appeals and condemnation proceedings.

Anastasia L. Wright

Certified Residential Appraiser

Stacy Wright is a Pennsylvania certified residential appraiser. She has over 25 years with the company and has been certified since 1999. Stacy provides appraisal reports of residential property throughout Northumberland, Union, Montour, Snyder and Columbia Counties. Her extensive experience allows clients to be assured of thorough and complete appraisals of residential real estate. Stacy provides a significant number of residential reports to banks and lending institutions is aware of the need for timeliness and report consistency. Her education and experience help to assure continued compliance with existing appraisal regulations.

Donald Kuziak

Licensed Appraiser Trainee

Donald Kuziak is a Pennsylvania Licensed Appraiser Trainee who joined Appraisal & Marketing Associates in 2024 and obtained his trainee license in 2025. He is a 2023 graduate of Susquehanna University, where he earned dual bachelor's degrees in Finance and Economics with a minor in Data Science and Analysis. As a trainee, Donald assists in the development of appraisals for single-family residential, multifamily residential, and agricultural properties. His academic background in statistical methods, data analysis, and asset valuation provides a strong analytical foundation for market research and the application of the sales, cost, and income approaches. He works closely with supervising appraisers on valuations prepared for lending institutions, government authorities, attorneys, corporations, and private individuals. Donald brings more than a decade of hands-on agricultural experience to his work, including cattle, hog, and poultry management; Christmas tree production; corn, hay, and straw harvesting; soil preservation; and farmland leasing. This practical knowledge gives him a deeper understanding of the operational factors that influence agricultural property values. He currently resides in Danville, Montour County.

Brendon C. Steenburg

Licensed Appraiser Trainee

Brendon Steenburg started working for Appraisal & Marketing Associates in 2020 as a staff member and became a Pennsylvania Licensed Appraiser Trainee in 2025. Brendon graduated from Penn State University’s College of Engineering with a Bachelor of Science in Computer Science and a minor in Cybersecurity Computational Foundations. As an appraiser trainee, Brendon has helped develop reports for various residential and commercial properties, with an emphasis on multi-family properties and retail centers. He has written reports to be used for lending purposes, tax assessment appeals, and refinancing. In addition to writing appraisal reports, Brendon combines his real estate and technical knowledge to improve internal technology and workflows. This helps the team streamline processes and quickly develop consistent, well-supported valuations
